New detached garage project

I'm investigating adding another garage in my backyard. I can easily fit a 16x24 to house the Miata (or whatever) and most of my tools. I met with the head of the HOA building committee and he was helpful....just waiting on their blessing before I proceed. (First will be total cost )

I'd like to be my own general contractor and do as much of the work I can myself. Has anyone ever been down this road or a similar one?

As A baseline, these guys will build you a no options unpainted 16x24 for $12099. Add on cost of paint, upgrades to make it fit in better with your existing house, and some driveway work to get to the building, and I suspect you will find yourself somewhere around $15-16k. If your HOA would approve a metal building that doesn't look anthing like your house, you could do it for around $7k.

That is what I figured. When were looking at houses in the country, I knew a shop was a must, so I spent a lot of time looking in to it. I went down to Waxahachie and talked to them. I had concluded that if we bought a house with no shop and no place for the pool table, I was going to have them build me a 2 story detached garage with a game room upstairs. As it turned out, the place we bought had a shop and a place for the pool table already, so I did not do business with them.

I had a 18 X 24 one-story with an attic that I can stand up in, built for $30K a number of years ago (brick walls, 10' garage door and windows on the side nearest the house). Two main things contributed to the cost - effective drainage and a thick, footed garage floor. I would have gone bigger except for a utility easement across the back of the yard. Just make sure you don't have any zoning issues.

After looking at your plans I'd try to make it 24x24 instead with a 16' door. I'm thinking it would be nice to have the space for a long term project. In any case, good luck with your project.
