    Default Mortgage Rates

    What are everyones thoughts on mortgage rates lately, going up soon? I'm trying to lock one down but I don't know if I'm getting a good enough deal.

    I'm looking at

    4.875% on a 30 yr fixed with about $1,100 in series 800 lender/broker fees. Trying to decide if I should float it and see if it drops down a little in the next month or if I should just lock it down. The last time I checked last November I could get 4.75 but rates were lower overall.

    You missed the bottom. Lock in now as they will only go up from here.

    Listen to Titus. Rates go up when the stock market goes up. I locked in at 4.75% (0 points) for 15 years early in month on an investment property and feel darn lucky I got it.

    We locked ours in at 5.250% (0 points) for a 30-year fixed, in February of this year. We were looking at 4.875% too, but it kept slowly creeping up before we were able to lock it. I want to say it went to 5.35% a day or so after we locked, so we are happy. That, and we're both still used to NY/NJ rates where 8% is good.

    I just locked in 4.875 zero points for 30 yrs. I could get around 4 for a 15 fixed right now. I wanted to lock in earlier but did not have a property picked yet so I couldn't but now I'm set. Thanks guys.

    4.99% through TX Vets but it's not credit dependent.
