Merv, glad to see you found a price for the house. Without seeing it "in person" but based on the pictures, I think you've got it priced about right.
Kudos, as I figured with all of your blood, sweat, and tears, you've put into the house, I was thinking you would over-price it. But I think you're definitely in the right neighborhood.
Start High, you can always lower your price, but it's impossible to go up.
